Broadkill and Primehook Beach, the beach is muddy but the
view is great; there is a wonderful wetlands view, near water and waterview homes!

Orchard is an out of the way,
just a few miles inland from Dewey Beach and a quick trip to
the Rusty Rudder and other restaurants there; Oak Orchard is
the Next Best Place on the shores of
Indian River Bay. Prices are still good, but that
is changing very fast and will do so for many years, as the
sewer lines are going in! As sewers are connected
people will sell, properties will be removed and replaced
with newer and larger homes that were not possible without
sewer and the prices will rise and rise and rise over the
next 50 years and more. Buy now if you want a bargain in property in
a waterfront town. Today's prices are a tiny fraction
of what they will be! That is a promise that the
market guarantees!

The market has dramatically changed from what is has
been from 1999 to 2007. Prices are no longer going
up at huge percentages per year. Buyers are now
looking ONLY at the best priced property. Even
properties that are second from the lowest price of
their kind may not get a single showing in a month!
Do not plan on asking more and seeking offers!
Buyers won't even bother to look or ask; unless you have the very best
property for the price on the entire market.
Real Estate
Crash?
However if you have owned your property for more than a
year it is worth more than you paid for it and if you
have owned it several years it is worth far more than
you paid for it. I do not expect to see 35%, or
30% or 25% annual appreciation over the next few years.
I do not expect to see 20% or 15% or even 10% for the
year of 2007. Sussex County Delaware will still
probably lead the nation in appreciation over the next
five years but that will probably be at 2% to 5% and
waterfront perhaps up to 7% per
year... perhaps less in some cases.
Future of
Real Estate Here.
So you have made a ton of money if you have already
bought. And, if you are planning to buy now you
are looking at one of the best investments of all time,
real estate always has been - especially here at the
Delaware Beaches. Buy what you love and
what you want to enjoy and over the years while you are
enjoying it, it will appreciate greatly in value. The boom is over for a while but values will be going up
at 2% to 7% annually for the next few years, until the next boom,
whenever that is. Generally the booms are about
ten to twelve years apart and last for a few years but
in between prices still go up slowly.
