Buyers Want Pictures Before Anything Else.

Buyers Want to Know
Before They Go.
It has been our experience that today’s buyers want more and more
pictures of properties before anything else; before they go see the
property and actually before they even contact a Realtor. Today’s
Buyer wants to see the property from the front, back and both sides
as well as see features and details of the inside of the home and
most if not all of the rooms inside. They also would like to see
what is around the house for instance what does a person see from
inside the home in all directions and what are the homes like in the
community and immediately around the house. Almost none of the
local Realtors have more than one picture and buyers want many; we
will get the rest for you.
Today’s Buyer wants
price, location, and lots of pictures
and also wants to know the price of comparable properties in the
area. A Smart Buyer will ask for the Asking Prices of homes in the
area as well as what properties like the subject have SOLD for in
the last couple of years. Asking prices are irrelevant as most
buyers in today’s market are deluding themselves; thinking they can
ask too much and still find a buyer. They will not. Selling prices
are about what they were a year ago and creeping up by a very few
dollars, very few.
Buyers Rule the
Market;
this is a decidedly strong Buyers Market and we do what we have
always done – we seek to satisfy our clients in order to help them
achieve their goals. We know buyers want maximum data via the
Internet before they commit their valuable time to a showing
appointment where they come here to look at properties. The modern
buyer wants to see it all first.
We do accept some
Sellers too
as clients but only if they are intelligently willing to work within
this current market and let us do what is needed to sell their
homes. Some Buyers think they know more than we do and more than
other Realtors and that they can do better selling on their own as
For Sale By Owner sellers. We take care of these FSBO sellers too;
with a menu of bits and pieces of our services that they can
purchase if they want as well as some free services for them.
We have Buyers and
Sellers as Clients;
a client for us is someone who has signed a professional services
contract with us. Once we have that signed contract we give them
100% of our attention, ability, experience and professional care.
We provide these things for our Clients and when we take a listing
we provide a minimum of eight to twelve pictures in the two multiple
listing services we use. There are very few other Realtors who do
this. We also provide an average of about two thousand readers each
day that come to our web sites, which is more than anyone else in
the area, by far, to the best of our knowledge.
We DO more for our
clients and we go the extra mile, or two.
For Buyers; once a person has contracted with us as their Buyers
Agent; we will preview homes for them no matter which agent is
selling it and even from FSBOs that are being sold by the owners.
Buyers need even more professional help from experienced agents like
us when dealing with FSBO properties. We search for properties for
our Buyers and we research properties that our buyers find on their
own and give extensive reports and photos on what we find. We get
all the data on properties listed by other Realtors, in fact any
property for sale on the MLS or not and we will go and thoroughly
check out the property inside and out, check out the surroundings,
talk to neighbors if appropriate and take lots of photographs and
perhaps a video. We then email our findings and recommendations to
our client.
We DO NOT use Virtual
Tours! We
use dozens and hundreds of professional photographs and talking
videos. Because of our exceptionally high traffic on our web site
we were offered Free Virtual Tours although they usually cost quite
a bit of money. We tried them and conducted surveys from those who
contacted us. We also used our usual large number of pictures. We
had only a few people who found the virtual tours useful in
visualizing the home although there were a few who found them useful
for enjoying the views outside of the home from the perspective of
looking out the windows. However, even those few who liked the
Virtual Tours for the outside scenery, almost all of them preferred
photographs. None of our buyers preferred the Virtual Tour over our
extensive interior photographs. Well over 60% of our buyers did not
like the Virtual Tours or preferred the pictures over the spinning
dizzying viewpoint of spinning around on a bar stool and trying to
visualize a home. We tried again on another property that had huge
rooms and great views front and back and got similar results and now
that we knew more of what to ask, we found that almost everyone was
somewhat disoriented by the virtual tours.
We use Talkie-Walkies;
Sometimes, we do a talking and walking video which gives a bit of an
experiential viewpoint for our client so we can talk to them, on the
video, as we walk around the home inside and out and share our views
and viewpoints with them. These Talkie-Walkies are well received by
most of our clients but we still give them lots and lots of regular
photographs too.
