Please study
and consider purchasing this fine property which we are featuring,
on the Internet, for the sellers. This is a large, beautiful
wooded lot. The sellers have hired us to help market the
property.
See Below; ABOUT THE PROPERTY!
========================
The healthy
pine forest surrounding this lot features dozens of new, custom
designed, executive family homes. This exclusive community,
near the County Seat of Delaware, Georgetown, is arguably the finest
community in the area!
Each home in
Cinderberry Estates is unique as you will see when you go to the
bottom of this page to see pictures of some of the homes in the
neighborhood. Each of the home pictures can be left-clicked to
get a larger view.
Above are the owners, Ken and Chris, the sellers, of
this fine wooded lot. This is a nice, well elevated lot with
mature pines! They purchased this lot because of it being in a
nice quiet neighborhood and because it is such a large lot.
This property is located on a dead-end, Cul-de-sac street too.
This property reminds them of the Potomac and Bethesda areas where
they come from.
This lot is located
near the corner of Cinder Way and Boisenberry Lane. Click to
enlarge the picture and the large wooded expanse you see on the
right of the street is the lot.
Also, did we mention the LOW LOW property taxes…the vacant lot has
taxes less than $200 per year and a typical home such as the house
to the right in the picture has property taxes less than $800 per
year and that is NOT a TYPO.
Can you see the seller's for
sale sign on the lot?
This is the cute little country pond adjacent and at
the rear of this lot. The back of this lot faces approximately
South West so your warming solar exposure for a home built upon
this
lot would have the big solar collecting bay windows also looking
over the pond.
Could we call this
a Lake Front Lot?
Click
this picture for a larger version. This is the view across the
nice pond and looking at the entire back of the lot. You can
see the backs of the homes that are on both sides of this lot. All
the surrounding lots are already built upon, so you know what the
neighboring homes look like.
There are 82
large wooded home sites in Cinderberry Estates. All Utilities
are available; community water and sewer as well as trash removal.
There are street lights in front of each heavily wooded property.
The Homeowners Association fees are only $200 a year.
Here Ken and Chris
walk down the frontage of their lot. You can see the end of
Boisenberry Lane in front of them. Click picture to enlarge.
Cinderberry
Estates is a place that is just far enough and just close enough!
Although you feel like you are in a separate and quiet universe, far
from everywhere, you are just a few minutes to shopping on Rt. 113
or a few more to the Outlets at Rehoboth Beach and from there just
one more minute to the Boardwalk at Rehoboth Beach. You tend
to forget, while in Cinderberry - that you are only a few minutes to
the entertainment at Dewey Beach or the quiet resorts of Bethany
Beach.
Click on these
maps: One huge thing
that is different when you build your home in Cinderberry, is that
you are on the outskirts of
Georgetown, Delaware, 19947 and that is a much faster and closer
commute or road trip from the Washington D.C., Baltimore,
Philadelphia areas - than is the commute or drive to Rehoboth and
the other Delaware beaches. You never will be in the beach
traffic when you come to your near-the-beach-home here in
Cinderberry. This featured
lot is on
Boisenberry Lane just outside of quaint, historic, Georgetown.
Cinderberry is
a family style community with some kids and young people in the neighborhood.
The homes and landscaping is well kept although just new and getting
started. If you look carefully, in a couple of the back yards you
can see play ground areas for some of the children that live here.
I have also seen a threesome of the older pre-teens and teens walking the
quiet wooded streets together and chatting as they spend some time
ambling and saying hello to the adults who are walking their dogs or
exercising along the roads and walking paths.
plat of the lot, showing the dimensions and shape. The wide
part, here at the bottom, is the frontage of the lot which is on
Boisenberry Lane. The back of the lot joins the walking trail
at the edge of the country pond.
Sussex
Central
High School is only a few hundred feet away; you can see it in the
background of these two pictures.
Click
on them for enlargements to get an idea of where the High School is;
it is adjacent to the back of the community.
This is the home that
the Builder: Barry Joseph, Developer of Cinderberry Estates built
for himself; he lives right here in this development.
Personally, I think that when the Developer-Builder of an upscale
community lives there, it gives the homes and the area an added
value a proof that it is done right. There is however; NO BUILDER
TIE-IN! This is unique in a new community in our area.
Below
are some pictures of other homes in the community. As you will
see, this is a new community, roads, sidewalks, swales and curbing
is still being completed. Individual landscaping has only just
begun. This is a fine community where you can get in on the
ground floor, buy this lot, and enjoy the appreciation in values
financially and aesthetically, as the community matures. Click on
any picture for an enlargement.
As you see in the pictures below, this is the newest community “THE
VILLAGE OF CINDERBERRY”, located directly behind Cinderberry Estates
The roads, sidewalks, swales and curbing is still being completed.
Individual landscaping has only just begun. This is another fine
example of a Barry Joseph Development.
Cinderberry Estates is in Georgetown, Delaware, 19947. Below
are the Fire Department that is just down the street from the lot
that is for sale. Below that are some pictures from The
Georgetown Circle at the center of town and just a few blocks from
Cinderberry Estates.
Directions to the lot from The Circle in Georgetown:
Turn onto South Bedford at the circle in Georgetown and then;
After a few blocks make a sharp right onto South Front Street
and then; Left onto Wagamon Ave into Cinderberry Estates and
then; Left onto Cinderway and second court is Boisenberry Lane
and then; Turn left onto Boisenberry Lane and then; The lot is
the first un-built-upon wooded lot on your right. You will
see the sign on the lot at about the middle of the lot.
Enjoy yourself; drive around, walk around, speak to the
neighbors, ask any question you wish to ask and I think you will
find this a very nice place. Perhaps YOU would like to
live here too! If so, please contact Kate and
Jody.

End Notes:
Why Sellers are Selling: The Sellers have a nice new
home on another large country lot in Overbrook Shores, along
Delaware's largest lake, Red Mill Pond and where Ken is close to his
beloved Bass Fishing.
Adjacent to
Cinderberry Estates is an Age Restricted community by the same
builder/developer, should you want to buy something for Mom and Dad.
Errors? All information is
deemed correct and came from the sellers Ken and Chris or from
public records and the Sussex County Delaware MLS or other websites.
Let me know if you find any errors and I will note them here and
correct them.
The correct spelling for
the street name, a proper noun, is Boisenberry Lane, not Boysenberry
as in the berry we know.
