We need the following things
and perhaps some other information, to better enable us figure out the value
for you. Some of this will not be needed if we go to the
property and review it ourselves.
We need the
address of your property
Lot
size or acreage
is needed and a recent survey may be important if you have one.
Your
tax map parcel number if you
have it, from your tax bill.
The
Age of your home. The
age of your home, and the age of any additions or
remodeling are important.
Number of
bedrooms and bathrooms.
Include here half-baths and powder rooms and how many of the
bathrooms have private connections to a bedroom, allowing undressed
travel from bed to bath even with guests in the home!
If this is
land only,
we need results of soils evaluations, the most recent survey you have, if possible. Here the tax map
identification number (s) from your tax bill is very important as we
can more easily find soil types and such when we have this number.
If you are
looking to sell
we would like to know why and what time period you have available to
you for the sale. Property can be priced much higher if you
have a very long time available to sell it but must be priced as
much as 30% lower if you need to sell within a couple of months or
less.
Development Land?
If you have land to
you want to sell to a developer or to someone for subdivision we need to know.
If you already have any zoning or preparation legal and submission work done and if you are in an acceptable
Livable Delaware Development Zone
- your land is very valuable. Being IN the right area, in the zone, can be worth ten
times as much as land that is not. The same farm land IN a
state and county "designated development area" will also vary in
value according to the number of acres of wetlands,
proximity to creeks and streams and the exact roads that it fronts
on. Number of acres
matters too, some tracts are
too small to develop under current regulations and some are too
large to sell quickly as it may take 10 years or more for a
developer to find out if he can develop the land.

the land which is completely different than just ASKING top dollar
which is what is all too often done.
Even if you have a buyer you
should get us to help you write the contract, at in that case you
pay a greatly reduced fee to us.
In some cases,
regarding the writing of a contract, we know how to guide you and
protect you, even better than
attorneys do!!!! For
instance; We know How to protect you from the clauses that
developers and speculators use that are
good for them but may be of horrible
consequences for you.
One local case that I know of
the land owner sold his land for what he thought was
double what it was worth
and he was elated!!!! However, because of clauses in the
contract he ended up getting
less than one tenth of what it was worth and had to wait almost 15
years for his money!!!
Yet, his attorney, the sellers attorney, looked over the contract,
charged him to do so, and gave him total clearance on the contract -
we would not have let it go that way if we were his Realtors.
If we were the Realtors for the Buyer, of course, we would have
written it the way it was written and saved our Buyer 90% of the
cost of the property!
Contract language makes a huge
difference! Of course,
after we are done with our guidance for you, we still guide you to
the best attorney, or perhaps more than one attorney in some cases,
that we know of to protect YOU in the exact kind of deal, kind of
property, and according to your reasons and purposes.
Our guidance as to attorney
choice is NOT likely to be the attorney you would find on your own
and each case is likely to be different.
Our guidance as to Market Value
is not likely to be what the appraised value is.
You get a lot of our expertise
for free and that is fine. Our purpose however, with offering
this free service, is to find a few people who know when they need
experts and in some cases we may be the right choice. In some
cases we will advise you to others that are better choices!
