Yes, Milton is a beautiful and wonderful area. I
love it! There are thousands of acres of farms,
woods, forests and wooded lands in the miles surrounding
Milton.
Although prices here are rising at one of the
highest annual appreciation percentage rates in
America (20%-30% per annum over the last several
years) – the prices are still very reasonable
compared to other areas!
Because of substantial improvements in the towns
infrastructure the residential improvements in and
around Milton are expected to increase in every way
over the next couple of decades at least.
Milton is increasingly attractive to people who have
waited too long to budget purchases in areas closer
to the beach. Milton also appeals to those who
are interested in the wonderfully improving culture,
historical restorations and the ever increasing
quality of life there.
The main things holding prices down in Milton - in
the past - have now been removed;
-
Now closed; Vegetable Cannery in town that
employed low level and transient labor, had strong
odors often and had large numbers of heavy
tractor-trailers driving through town day and
night. These heavily laden tractor trailers
shook the towns and even sometimes broke windows
in the homes along Chestnut St. as they went out
of town. The Cannery has been closed,
removed and changed to an area of
very nice condos, townhouses and other residential
uses.

Nearly completed; repairing streets and upgrading
sewers and water lines that were in bad condition
due to truck traffic.

Gone; an element
of low income, often lawless and illegal, unsightly and
criminal life-style related, often
dangerous people. Dangerous and rough
looking people and those living with them of similar looks and
behavior were a scourge on the town. Some of
them worked round the clock
doing cannery shift work, some didn't
work in jobs at all.
Some
hung on the streets showing overly public high
alcohol use, and many had very unsavory and noisy
tendencies. These were some very obviously
self-degraded people, gave a very bad look and
feel to the town that often made people concerned
or scared to live there. They are gone! The
police force has been dramatically upgraded in the
last few years, enlarged and enhanced in
effectiveness so that any remnants of such
unsavory characters are kept gone or straightened
out. There is none of this in the last
several years as far as I know! What a much
better place it is! NICE! Since this
was the ONLY bad bunch of things in Milton; the
effects of the Cannery; Milton values have taken
off and are catching up fast with other
surrounding areas and now they will rise above the
other areas in a few years.
I expect to see the population of Milton double
about every 4 to 6 years over the next couple of
decades – based on known and expected residential
communities connected to and surrounding the town.
Why Delaware; Delaware is most often depicted by
dozens of financial media as the best place by far
for the Baby Boomers to retire to, and become
self-employed in some fashion. Our quality of life
is tops. Our taxation situations are excellent
and for retirees are cited as the best in the
nation. Delaware is of course the best place to
incorporate and as nearly all of the retiring
Boomers plan self-employment of some sort, most of
them are planning to incorporate in Delaware for
their entrepreneurial expansions. They like
the added benefits and advantages that living in
Delaware as well as incorporating here gives them.
Delaware is within a five hour drive of 60% of
America’s population according to the media reports…
I have not measured such but there is no doubt that
we draw from a very large population from what we
see in our buyers over the last several years. The
internet allows most people to live anywhere they
want as a consultant and many Boomers retire and
become consultants doing the same work with the same
people.

Why the Milton area;
The most wanted area to purchase in Delaware is
Rehoboth Beach and values in Sussex County
Map are mostly determined by distance to the
beach. Milton has been an artificially
inexpensive area, compared to its distance to the
beach, because of the Cannery and dozens of related
situations, all negative impacts on property values.
That has changed and Milton will not only catch up,
but with no cannery now, the farms have no value as
farms, only for development.
There was also a huge grain mill in town, it is gone
now, sold for salvage, and the land is being
developed. This also impacts farm value, bringing
the value of a farm, for farming, down to the
bottom. There is no economic reason, at all,
to continue farming in the Milton area.
Thousands and thousands of acres of this Milton area
farm land, along with any wooded acreage that may be
part of the same ownership is being sold, has been
sold or will be sold. Residential developers
from hundreds of miles around are and have been
flocking to the Milton area and trying to buy land
from the farmers.
Overview; 5 years ago, there was no one that wanted
to develop residential communities around Milton.
Now it is the hottest area for hundreds of miles
around for large developers seeking to purchase
land.
Current land values within 5 miles of Milton for a
hundred acre site would be $30,000 to $150,000 per
acre depending on numerous factors such as road
frontage, soil type, road accessibility, age of
trees, proximity to creeks, ponds, lakes, etc. and
dozens of other factors appropriate to development.
These prices are in fact far below what developers
are accustomed to paying. Also, the demand is
screaming upward as more and more Baby Boomers start
acting upon what financial and personal advice
they’ve been reading about for many years. The
best financial advice, and they have been reading
it, is: move to Delaware, near the beach and work
for yourself!

Line up your finances if you have not done so
already. Be ready, so that IF a property comes on
the market you can act quickly and intelligently to
purchase. Usually that means being able to act
within a day or so to come see the property, write a
contract for full price, have no financing
contingencies, and be able to settle in 45 days or
less. Otherwise, IF something of 100 acre size does
come on the market, one of the developers will do
the preceding instead of you.
Realtors see few listings of acreage. We, Kate and
I, and a couple of other agents, occasionally have
acreage for sale. In my case it is because I have
specialized in acreage here for 35 years and we were

don’t live here, find a Realtor who understands land
to help them… that is us.
There are dozens of developers trying to buy here;
from Virginia, Pennsylvania, Maryland, D.C. of
course, New York, and even Ohio, Washington State,
Texas, California, and any other areas where raw
land prices have far exceeded ours and difficulty of
development is even more difficult than here. These
folks sometimes have staff that write, call, fax,
visit and follow up – sometimes for years – as they
seek to purchase land from farmers and land owners.
This has been going on for the last several years.
That is why often Realtors do not get involved with
acreage sales. The exception is where the land
owner wants someone they know, or trust, or feel the
realtor is knowledgeable, and then the Realtor will
get the acreage listing… or it may be a family
member of the land owner who is a Realtor.
There are no farmers I've heard of in the last 40
years, who want to sell land for old prices. Every
single farmer knows more about land values than ALL
the Realtors put together… or so it seems.
They make certain they do. They only get to
sell once!
The real scene is that most farmers will sell, or
plan to sell, for far more than their land is worth…
no deals here. They know they only get one chance.
They know someone who has sold a farm and then seen
the value double and triple in a matter of a few
years afterward - they don't want to do that.
Often farms will sit on the market for a long time
if they are overpriced, a developer will buy the
property at the high price and set up a very long
settlement date so that the property appreciates up
to the price they paid, or more.
We do have a very vibrant market that has been
growing at one of the fastest paces in the nation
over the last 40 years, and will continue to do so
for decades. There is no doubt about it.
The bargain property, is the property that a person
buys NOW compared to what it will cost next month,
next year or in a few more years. There are no
smart developers who are trying to down-negotiate
farmers or offer prices less than asked. They know
if they do that, that another smarter one will buy the land
instead.
We see people all the time that have watched prices
for decades and didn't buy because they were waiting
for a deal. Just think how happy they would
have been now, even if... they had paid more than full
price for anything over the years.
Here is an example:
In
about 1962 a very knowledgeable businessman in
Rehoboth, who owned the newsstand and read all the
financial magazines, told me that the lots in
Rehoboth had been going up too far and too fast.
The lots, 50 feet by 100 feet were almost too small
to build a house on. He told me they would
NEVER be worth as much as they were charging and
never be worth that much in my entire lifetime or
that of my children or my grandchildren. Those
lots were $50 each as I recall, at that time.
These little, almost useless lots were sandy,
couldn't build a basement, bad mosquitoes, wouldn't
even grow a garden, no trees, etc. Those
few people who bought the lots often bought two or
three so they would have enough to build on and have
a driveway and a garage. There are not many
groups of several lots still in existence.
I have heard this same whine from locals, over the
years... the price is too high it can't last, the
prices will fall. This whine is constant and
has been. It comes from smart business people,
local teachers, bankers included and from visitors
all my life here.
I heard it when the lots went to rapidly from $50 to
$500 just a very few years later. In 1972,
when I started in the real estate business, those
lots were up to $30,000, $40,000 and some people
were "dreaming" and asking $50,000 and "every one
knew" they could never go higher, ever.
We sold one in about 1975 for $75,000 approximately,
very close to Jack Lingo real estate office, it was
a little larger than 50' x 100'. Even the
famous real estate investors, the Lingos, smart as
they are, could not believe that prices had gotten
that ridiculously high - everyone knew they could go
no higher.
We had numerous offers on that property for less
than $75,000 and other Realtors told us the land
would NEVER be worth that much and we should take
the offers. We didn't.
Those little 50 foot by 100 foot lots are now a
million dollars at least, and "everyone knows" they
can go no higher and there are people trying to get
a DEAL by offering less than the full asking price.
I met briefly with a guy last weekend who has been
making offers on lots for 30 years and more and
never bought one because he won't pay full price.
The lots he refused to pay full price for 30 years
ago, for $35,000 or $50,000 are now over $1,000,000
and he is still waiting for a deal... that is why
the meeting was brief... He "could have bought
that lot and one like it for $30,000." He
didn't. He didn't buy the one for a million
last weekend either... it just wasn't worth that
much. He's still waiting for the prices to go
down, as he has been for over 30 years.
Here is a little general information about the town of Milton,
Delaware - the town where I went to first grade:
Milton is a little town of about 1,900
in the town proper and another 2,000 or so in it's rural
addresses. Milton is in Sussex County, like all the
rest of the properties we specialize in. It is located
on on the Eastern Shore of the Delmarva Peninsula , and is
about 12 miles to the Atlantic Ocean and about the same to
the Delaware Bay.Lewes,
Milton, Rehoboth, Dewey, Broadkill Beach are the early
settlement towns in eastern Delaware and you still find many
of the founding families living here. Because Milton
is at the headwaters of the Broadkill River, or in olde
spellings Broadkiln River, there is an active canoeing,
kayaking and boating society in the little village.
Rehoboth Beach, Broadkill Beach, Lewes Beach and Dewey Beach
are just minutes away by car or a bit longer by boat.
The rustic, elegant, still waters of the Broadkill River can
be your start of days on a wandering, meandering, natural
Canoe Trail, that can lead you into the primordial Prime
Hook National Wildlife Refuge! Pack a few meals and
plenty of bottled water and take a lot of memory for your
digital camera! Seldom will you see the natural
richness and never spoiled reaches of what you can see when
you disembark from the headwaters of the Broadkill to paddle
the sleek waters past deer, otter, turtles, fox, dove and
hundreds of other forms of natural wildlife both flora and
fauna.
Milton History: Milton, was first
"officially" settled in 1672 by English Colonists. However,
and quite unofficially, Missionaries were here at least two
hundred years before that; having fled the deadly European,
official religions, of various Crowns! The town was
known by various names and sometimes none, until 1807, when
it was named (according to currently accepted lore) for the
English poet, John Milton.
Milton, in the 1800s was a
shipbuilding, deep water, inland port, and ship yard.
Milton's shipbuilding heritage remains very important to the
town, which is home to some of the finest Victorian and
Colonial architecture in Delaware. Many of the homes
have been restored, particularly those on Union and Federal
streets.
Milton has 198 structures on the
Federal Register Historic District and its history is
preserved in the Lydia B. Cannon Museum, the Governor James
Carey home, the Chestnut Street Cemetery, and the Governor
David Hazzard Mansion. Milton was home to five past
Governors, four of Delaware and one of Wyoming.
Today, Milton serves local
residents and summer tourists in the Milton, Broadkill Beach
and Primehook Beach areas with family operated businesses
and new office and shopping complexes.
Milton boasts numerous community
organizations, a civic center, a memorial park, a volunteer
fire department, a public library, several historical
societies of various focus and more than a half-dozen major
annual events, and churches.
Local canoeing and kayaking for
Miltonians or as I call us; Miltonairs, is on the Broadkill
River, Wagamon's Pond, Diamond Pond and Lavinia Pond.
Public boat docks and fishing piers are also available.
Sussex County or Saltwater Sussex
County as we call the beach areas; are the eastern Delaware
part of the Delmarva Peninsula -- a peninsula which is but a
slender spit of sand separating the Chesapeake Bay from the
Atlantic Ocean, and just a hundred miles due east from
Washington, D.C. Washington, D.C. metropolitan areas
are an easy, scenic, two or three hour drive away.
Saltwater Sussex County Delaware:
influenced by the surrounding waters of the Atlantic Ocean,
Delaware Bay, Chesapeake Bay, creeks, streams, rivers and
creeks is peppered with ponds and lakes as well. God
has blessed us with lovely beaches, fresh seafood, boating,
fishing, hunting, naturalists choices and a dreamlike
environment for our myriad wildlife.
Enjoy saltwater fishing; explore
miles of unspoiled, uncrowded beaches. Camp in natural
settings; swim in the Atlantic Ocean; hunt for many species
of wildlife and waterfowl; or search for bargains at
numerous antique shops, gift shops and auctions. Who
needs TV? You'll have all the entertaining activities,
fresh ocean air and spacious residential acreage! We
have it all in Salt Water Sussex County Delaware! And
Milton is one of my favorite places of all - here in what I
call the Center of the Universe!
