About Jody Hudson;
Realtor
Jody Hudson, has been a Realtor, rural specialist,
community developer and marketing consultant since
1971. He was first licensed as a Realtor in 1972 and
as a Real Estate Broker
in 1975 at the age of 26, and he was the youngest
Broker ever, in Delaware at that time, and has been
involved since in Realty, Sales and Marketing in
Delaware and as a marketing consultant all over America.

Some of the Sussex County Delaware communities that he developed, helped to develop, managed, sold and marketed are: Cripple Creek, Eagle Crest Aerodrome, Lazy Lake, Overbrook Shores, Tanglewood, Cool Spring Farms, Covey Creek, Cave Colony, Sugar Maple Farms, Pepper Farms, and Parson Farms.
From 1969 to 1990, his main endeavors were with his
Father, Joe Hudson, in the family business. He
still is extremely close with his family, even
though his sister, father, son, brother, and nephews
work with other major real estate companies in the
area -- in fact each of them with different
companies. The Hudson family is one of the
closest knit and co-supportive families anywhere -
although they would seem to be business competitors!
He now works with Kate, with her Real Estate
endeavors and in other businesses with other
partners and on other marketing projects.
As a community development consultant,
in the late 70s he managed the purchase, design, construction and development of The Infields a sprawling Planned Urban Development designed for the nation's elite Thoroughbred horse owners and their horses near Tampa Florida. As some of the horses were worth millions of dollars each,
such as the famous Secretariat, and the homes and contents were exceptional he also designed community and home security functions that were at once aesthetic and functional.
From his experience in the Tampa market he became an
energetic advocate of well planned communities and
worked for decades to bring some of the Residential
Planned Communities policies, in use in Tampa in the
70s to Delaware. Now, finally, the first fully
planned community along these lines is starting in
the Lewes area; The Villages of Five Points.
The Hudson family, was financially involved in the
initial phases and now his sister Susie Hudson is
one of the primary sellers and resellers of the
community as well. Jody recently moved into the
Villages of Five Points that his Brother Craig
Hudson and his Father Joe Hudson helped create, and now calls it home.
He has also,
in the past, successfully sold several "problem" properties; a coal mine without coal, an island without access adjoining Three Mile Island, a warehouse zoned residential, a parking lot with
no access, a shopping center where all tenants had received free leases, several ponds and lakes, numerous large parcels of cut over timberland, wetlands, farms,
swamps and marsh, forests, and hundreds of homes in rural towns. He loves the country, acreage and helping folks find, buy, manage, market and sell specialty properties.
Jody grew up on a dairy farm, helped work several thousand acres of vegetable and hay farms.
After high school and a couple of unsuccessful
semesters in college, he served a tenure in the Coast Guard first in the Presidential Honor Guard and the International Rifle and Pistol teams;
then as Military Police. As a result of his
high visibility he was often commended and
eventually given his choice of Coast Guard Specialty
Schools. He was thus able to get
into the most difficult and most popular school in
the Coast Guard; the Oceanography and
Marine Science School, at Governors Island New York
City. He was the only one in class without a
previous degree in marine science, oceanography, and
sophisticated weather forecasting. As one of over 2,000 applicants
and without a foundational degree, he struggled to be one of 18 to graduate.
In his last two years he headed up the Marine Science and Oceanography division
of the Coast Guard as senior enlisted Marine Science
Technician; MST Second Class.
While in the Coast Guard he studied many
correspondence courses. In that way, he graduated from the
Prestigious New York Institute of Photography (as a
result of photography projects turned in) in 1970 and from 1969 to 1972 was a successful exhibition art photographer
in addition to serving in the U.S.C.G.
He uses his experience and love of photography
mostly to take better than average pictures of real
estate today AND to take a lot of pictures for his
own enjoyment, of the beautiful scenery of Sussex
County Delaware. Some of his pictures can be

Since 1972 his continuous interest in learning has
taken him to several dozen certificates in Real
Estate, several dozen more in Sales, Marketing and
Management, and countless courses and classes in
business philosophy and dozens of fields and studies
related to his first love -- helping people sell and
buy property of all kinds.
Outside his professional life he is an avid target shooter, reader, writer, and father.
His oldest son
Joss Hudson has offices across America selling large steel buildings
for Commercial, Residential and Industrial uses; and
Joss now has his premier office in Rehoboth Beach
and one of his homes, several of his steel building
professional installations and his most noteworthy
commercial and residential steel building

Abraxas purchased an old and charming home on a
large piece of land in Milton Delaware in mid 2003
and spent a great deal of his time restoring that
old home. It is now his art studio, gallery and art school.
His daughter Jazz, age 15, says she wants to make more money than her older brother and be a better artist than the other. They both hope she succeeds in her goals.
Jazz now attends school in N. Virginia, just outside of Washington
D.C. and works four hours a day in her church. She uses her Fridays to attend an adult
education facility in Downtown D.C. where she has
started a year long course in advanced study
technology and dictionary proficiency. As part
of this course she is required to learn all the
definitions of thousands of words and learn how to
use them properly with each definition. She
will understand which definition of IS to use! :)
and when. She has also started some executive
training and apprenticeships at her church.
She loves equestrian activities.
She takes Jazz Dance lessons and enjoys a wide
variety of friends wherever she goes. One of
her other loves is going to adult parties in D.C.
at her Church, with her Mom, where there is live music and dancing, embassy
style, and she will always find a way to dance and
get others to join her... for hours of spirited
dancing and fun.

occur around the clock during some times of the year
and these are legal, normal, and should be expected

DID YOU KNOW... You need about 5 acres for each horse by the time you add in fencing, loafing sheds, feed areas, and have enough space for them to graze in dry weather. OR you will need hay storage and budgeting for considerable hay and grain purchases. Pasture is less expensive in some areas and far more expensive in other areas.
Chicken Farm information: Basically if you've not done it before, it can be the most expensive and difficult job you can BUY and then continue to lose money on... I prefer to sell chicken houses as large storage buildings for your personal use as that is usually the most sensible way to use them. They make great storage buildings and a terrible business as a rule.
There are a few who are surviving in the chicken
farming business, and a handful that are prospering,
none of them were able to have any net income in the
first decade or so. The money being made is
being made by the large operations. However,
the farming lifestyle, if you are already in it,
have grown up in it, and don't need a lot of income,
is admirable and along with all these prerequisites
and a few more, if you are in the top 1% of chicken
growers, every year, you can pay the bills, perhaps
a little more.
Home Business; simply stated you can legally operate a home business as long as all the employees live in the home and as long as the use is permitted by county or town ordnance. If you own OVER 5 acres, not 5 acres but over 5 acres, you are legally permitted far more leeway in your home business and lifestyle activities.
Guest homes and subdivision of land; As a rule you may put a guest home or guest apartment on your property for family and guests but the
added apartment or guest home may not include full kitchen facilities. You can often get a zoning permit to add one or more mobile homes or cottages to your property, especially if you own more than 5 acres,
and it's even easier if you own 10 acres, 20 acres
or more and the added residences are for your family members who need your personal care.
Home business: to make a blunt, truthful,
and picturesque explanation of what a home business
is: it must have low public traffic, and all the
people that work there must sleep together, in the
same home, at night! No outside employees, not
even family members are allowed to work in the home
office, unless they sleep in that home.
